Just north of burnside and between the and the highway this place used to be all warehouses and railroad tracks artists came in spent their time here made it very cool and now 30 years later we have all this so im very much looking forward to getting out there and seeing what we see around the pearl district. Maybe grab a bite to eat maybe grab a nice cold beer somewhere. But number one i really want show you helpful this time music this is jameson square fountain.
This is one of my favorite places bring the kids often solomon gets to be about a foot deep. So its great for little ones big kids surrounded by a bunch of great restaurants. I absolutely love it its a great way to make a fun little afternoon out of it so come on down.

Were running up here on ninth and gleeson. I want to show you a cool little condo set up here two bedroom. Its centrally located in the pearl.

Northwest gleeson. This is a great condo presented by ross seligman over at living room realty. I want to use this as the example of what you can expect when youre coming to the pearl district.

And looking around this is a two bedroom two bath 1068 square. Feet its listed at 650000. It comes with parking secured entrance.
So you have a concierge with that someone to talk to when youre coming in late night. You do have a balcony that overlooks an amazing city youre surrounded by restaurants once again restaurants and shops. And all that great stuff.
The street card is right out there take a look around ill meet you on the patio to talk about exactly what were looking at when were comparing condo to condo. The hoa is five hundred seventy nine dollars a month. It includes management water gas it insurance you know maybe a couple other things.
But i think thats just about it and now what we need to do is we need to take all the other comparable condos in the area and look at what their hoa offers them so if we have one across the street thats possibly offering a access to a workout facility or a really killer room that you can entertain guests that adds space and value to your condo. We need to compare those things see what youre getting over. There for say 625 or 650.

It may be an added bonus might be a value there. But we also need to look at our special assessments. So when youre going into a building.
If the hoa doesnt have enough money to cover a fix that they have to come up with then theyre gonna ask the homeowners to chip in and take care of that per unit that could range anywhere from ten thousand to forty fifty sixty seventy thousand dollars. You just you just dont know so. Thats something want to look into its not always stated right there in the private remarks.
You gotta call people youve got to really look into that the other thing is you want to see if anything is under litigation. Thats going to be probably something that is going to make it harder to sell your place. Its also going to be an added thing that you have to deal with once youre there so if the roofing material.
The siding wasnt put on properly. They could be in litigation with the builder or the manufacturer of that stuff. Thats also something we look into so all in all we really need to look at the help and quality.

The hoa everything thats added in and included in that and how it compares to the unit that youre looking at because thats where you can really get lost. Youre looking. At 5 29.

And then in an additional amount for an hoa. A special assessment or additional insurance that we werent you know we didnt know about upfront that changes everything for you so you got to make sure that youre looking after this paperwork youre going through the documents.
